Local accommodation fee: what Airbnb and Booking hosts need to handle

Selling short-term accommodation via Airbnb or Booking isn't enough on its own. If the municipality collects a local accommodation fee, the host must keep records of stays, calculate the chargeable nights, and prepare the necessary documentation for the authorities.

Quick answer

If you provide paid accommodation for up to 60 consecutive days in a municipality that has implemented a tourist tax, you are responsible for collecting and remitting it. You collect the tax from the guest, record the stay in your register, and remit the tax within the deadline set by the municipality.

The payment itself is not the most important part. The most important details are: who stayed, the dates of the stay, the number of nights counted, and whether anyone qualifies for an exemption.

In everyday language, the term often used is tourist tax. However, in Czech regulations and ordinances, look primarily for the term local stay tax.

  • Always verify the rate and deadline with the municipality based on the accommodation address.
  • Record the data on an basis, not just at the end of the month.
  • The data applies to every guest staying, not just the primary person on the reservation.
  • For exempt guests, note the reason why the tax was not collected.
  • At the end of the period, prepare a summary for the municipality or city.

Who pays the tax and who remits it

Two roles are often confused in practice. A guest who is not registered in the municipality is the taxpayer (the person liable for the tax). The provider of paid accommodation is the remitter (the person responsible for collecting and paying it). They collect the tax from the guest and remit it to the municipality.

Guest

The guest pays the tax if they are not registered in the given municipality and do not qualify for an exemption.

For groups, each guest is assessed individually. person on the reservation is not sufficient.

Host

The host needs guest details, a calculation of the number of nights, and records for the municipality.

The later the data is collected, the more time is spent tracking down missing information and correcting errors.

Who is exempt from the fee

Exemption status is assessed individually for each guest. The law grants exemptions primarily to:

  • children under the age of 18,
  • holders of a ZTP/P disability card and their accompanying person,
  • blind persons or persons dependent on the assistance of another individual,
  • hospitalized persons, excluding those receiving spa-based rehabilitation care,
  • persons caring for children at recreational or similar events,
  • seasonal workers, provided their work meets the statutory definition,
  • persons in certain educational, social, and crisis facilities or those engaged in rescue and recovery operations,
  • specific members of security forces, soldiers, and state employees while performing official duties or work tasks at state or municipal facilities.

The municipality may introduce additional concessions or exemptions in its local ordinance. You must still record exempt guests in your register and state the reason why the fee was not collected.

How the local fee is calculated

The law counts every day of the stay that has begun, excluding the day of arrival. For a standard stay, this corresponds to the number of nights. The issue is usually not the math itself, but rather missing details about other guests or undocumented exemptions.

Fee amount for the municipal report
=
Chargeable days days begun, excluding the day of arrival

Municipal rate amount set by municipal ordinance

Example: An adult guest arrives on Friday and departs on Monday. They spend three nights at the accommodation. If they do not qualify for an exemption and the rate is 50 CZK per night, the amount included in the report is 150 CZK.

Why look up the rate using the exact address

The law allows for a maximum rate of 50 CZK. However, the actual amount, payment deadline, and required form are determined by a municipal ordinance. In statutory cities, the fee may be administered by a specific city district, so knowing just the city name is not enough.

Accommodation address Verified rate Where to register What the difference indicates
PragueCapital city territory 50 CZKper person per day or part thereof, excluding the day of arrival Relevant municipal district The rate is uniform; the municipal district handles the practical procedure.
Brno-MedlánkySpecific municipal district 50 CZKStatus for 2026 Brno-Medlánky Municipal District Office Other Brno districts may have different rates and deadlines.
There is no single rate that applies to the whole of Brno. Save the link to the current ordinance, the reporting deadline, the account number, and the variable symbol for your accommodation. Verify everything again if the address changes.

What to set up before the first guest arrives

  • Registration with the municipality: verify whether and how you need to register as a fee payer.
  • Current rate: save it for the specific address, not just the city name.
  • Data collection: every staying guest must fill out the form.
  • Exemptions: record the reason why the fee was not collected.
  • Reporting/payment deadline: note the deadline for reporting and remitting payment according to municipal rules.
  • Archive: keep the guest register for six years from the last entry.

What it looks like in practice

Ideally, the record is created right at check-in—not just when you need to submit the monthly report.

How it is often done using paper

In standard operations, the guest arrives, the manager gives them a paper form and a pen, the guest fills in the details, and someone collects the form later. Sometimes the form is left on a table; other times, it is sent as an illegible photo. Note that for statutory record-keeping, you do not need to use a separate form for every single guest; however, you do need complete details for each person.

The paper-based process usually looks like this:

  1. the manager prints the forms,
  2. each staying guest is recorded on the form or in a chart,
  3. the host or cleaner collects the forms later,
  4. the data is transcribed into a spreadsheet, a guest register, or municipal records,
  5. at the end of the month, the nights and exemptions are tallied up manually.
Important: If a group of four people arrives, the details of the person who made the reservation are not sufficient. Every accommodated person must be recorded, including guests who are exempt from the fee.

This sample combines data useful for standard operations. It is not an official municipal form. A signature and nationality may be required for other records—such as when accommodating a foreign national—but the statutory scope of the local fee registry is more limited.

What is the biggest risk with paper?

The biggest problem isn't the paper itself. The problem is the delay. Hosts often receive the data after the stay has ended—sometimes incomplete, sometimes illegible.

Don't leave the local fee for the end of the month
A booking identifies the person who booked, but proper records need details for every guest. Superhostem contacts guests before arrival and prepares the stay data before you begin the monthly reconciliation.
Superhostem sends guests an check-in form before arrival.

Frequently asked questions

Do I need to handle the local stay fee for bookings made via Airbnb or Booking as well?
Yes, if you provide paid short-term accommodation in a municipality that collects a stay fee. It does not matter whether the reservation came through Airbnb, Booking, your own website, or a direct message.
Is the tourist tax the same thing as the local stay fee?
In everyday language, yes. People often say "tourist tax," but Czech regulations and municipal ordinances use the term "local stay fee."
Is the fee collected from every guest?
Not always. For each guest, you must determine whether the fee applies or if they qualify for an exemption. Typically, children under 18 or holders of a ZTP/P disability card are exempt. However, you must still register exempt guests and state the reason for the exemption.
Where can I find the correct rate for my accommodation?
Check the website of the relevant municipality or city based on your accommodation's address, or contact the local authority directly. Do not copy the rate from another city; Prague, Brno, Karlovy Vary, and smaller municipalities may all have different rules.
How often is the fee remitted to the municipality?
The deadline and method of payment are governed by the specific municipality's rules. Some require a monthly summary, while others may use different intervals or forms. Therefore, it is advisable to keep records rather than waiting until the end of the period.
Is the fee charged for the day of arrival or the day of departure?
In practice, you count the nights of the stay. A guest arriving on Friday and departing on Monday stays for three nights. Always base the exact calculation on the municipality's rules and the statutory basis for the fee.
Do I have to collect the fee from Czech citizens as well?
Yes, unless the Czech citizen is registered as a resident in that municipality or qualifies for an exemption. The stay fee is not just for foreigners. In practice: a guest with permanent residence in the town usually does not pay it, whereas a guest from another municipality does, unless exempt.
What is the difference between the stay fee and the guest register?
The local stay fee is a financial obligation to the municipality. The guest register is a record of accommodated persons. In practice, you use similar data, but the outputs and purposes differ.
Is it sufficient to fill out the form for the lead guest?
No. If four people arrive, you need details for all four guests. The lead guest from the reservation is not enough for complete record-keeping.
What if I provide accommodation in multiple municipalities?
Handle each address according to the municipality it falls under. Rates, deadlines, and submission methods may vary. A single table for all accommodations is often insufficient.
What happens if I fail to remit the fee or do not keep records?
This can cause problems during a municipal inspection. The risk lies not in the unpaid amount but also in incomplete or unsubstantiated documentation. Therefore, it is better to maintain stay data on an basis.
How can Superhostem help me with this?
Superhostem primarily assists with collecting pre-arrival data, tracking guests for specific stays, and preparing documentation. Rates and deadlines are still determined by the specific municipality.
